DEVELOPING IN DUBBO SHIRE
Development within the Dubbo Region is influenced by a combination of local planning controls, continued residential growth, major commercial and employment areas, regional infrastructure and the extensive rural and agricultural land surrounding the city and smaller communities.
Depending on the location and nature of the proposal, development may require consideration of zoning, building height and density, minimum lot size, subdivision, traffic and access, flooding, bushfire, biodiversity, heritage and infrastructure servicing. Development outside the urban area can also involve agricultural land, dwelling entitlement, on-site servicing and compatibility with surrounding rural land uses.
Larger residential, commercial and industrial projects can involve additional considerations relating to infrastructure capacity, built form, amenity and the relationship between new development and surrounding areas. Understanding these issues early can help inform the design process and establish a clearer pathway for a Development Application.
Some of the issues we regularly consider include:
RURAL EXPERIENCE. BEST RESULTS
Regional and rural development can present very different planning challenges to metropolitan projects, from agricultural land and infrastructure servicing to environmental constraints, rural subdivision and larger development sites.
Our experience spans both metropolitan and regional NSW, including firsthand experience working within a rural Council environment. This broad perspective allows us to provide practical planning advice for projects of all sizes across regional NSW.
Our Principal Planner has worked as a Planning Coordinator within a rural NSW Council, providing firsthand insight into regional Council processes, development assessment and the planning challenges facing rural communities.
