A basic statement of environmental effects is a report for development that generally complies with the controls of the LEP and DCP but might have a minor non compliance in relation to a setback or other control where the variation to the control is considered minor. This type of report is suitable for alterations and additions to dwellings or for new buildings that comply with the development controls but has a minor breach to the DCP controls that is easily justified. A complex statement of environmental effects is a report for development that results in a major non compliance with the DCP control but otherwise complies with the LEP development controls. This type of report requires a complex assessment of the development controls and a thorough justification to the non compliances. This type of report is suitable for major alterations and additions to dwellings or for new buildings that don’t comply with the development controls.

A simple heritage impact statement for a development within a heritage conservation area is a report that is provided for minor alterations within heritage conservation areas where the development will have no impact on the heritage conservation area. This report is suitable for developments that are internal alterations or rear extensions where the development is not easily viewed from the street.
A standard heritage impact statement for a development within a heritage conservation area is a report that is provided for developments within a heritage conservation area that result in impacts on the heritage conservation area. This includes developments that alter the existing building and can be seen from a public place or developments that change the heritage value of the building within the heritage conservation area.
This type of heritage impact statement is for development on registered heritage items. The cost of the report depends on the design of the development and on the heritage value of the building.
