CENTRAL COAST TOWN PLANNING
CENTRAL COAST TOWN PLANNING
The Central Coast has one of NSW’s most diverse development environments, combining established residential communities, coastal and waterfront areas, major centres, rural land, industrial precincts and environmentally sensitive bushland.
Development across the region can involve a broad range of planning considerations, from new homes and residential redevelopment through to multi-dwelling housing, subdivision, commercial and industrial development, rural projects and development within sensitive coastal and environmental areas.
Whether you’re planning a new home, multi-dwelling development, subdivision, commercial or industrial project, we provide practical planning advice and professionally prepared Development Application documentation to help navigate Central Coast Council’s planning requirements with confidence.

DEVELOPING IN THE CENTRAL COAST
Development on the Central Coast is influenced by a combination of local planning controls, established coastal and urban communities, environmentally sensitive land and the continued growth and redevelopment of centres across the region.
Depending on the location and nature of the proposal, development may require consideration of zoning, building height and floor space ratio, setbacks, minimum lot size, residential density, flooding, bushfire, biodiversity, heritage, traffic and access and infrastructure servicing. Coastal and waterfront sites can involve additional environmental, visual and foreshore considerations.
Understanding these considerations early can help identify potential planning issues, inform the design process and establish a clearer pathway for a Development Application.
Some of the issues we regularly consider include:
LOCAL EXPERIENCE. BEST RESULTS
The Central Coast has a diverse planning environment spanning the former Gosford and Wyong council areas, with development ranging from established coastal communities and residential neighbourhoods through to major centres, growth areas and more complex redevelopment sites. Experience with the region’s planning framework can be particularly valuable when identifying development opportunities and navigating Council assessment.
Our Principal Planner has substantial experience working on Central Coast projects, including previous involvement in the Wyong Town Centre Masterplan while working with another planning consultancy. We continue to regularly prepare planning documentation for development across the Central Coast, with particular experience in multi-dwelling housing and Clause 4.6 variation requests.
HERITAGE PLANNING
Blacktown City contains a diverse range of heritage-listed properties and places reflecting the area’s Aboriginal, colonial, agricultural and more recent development history.
We prepare Heritage Impact Statements and provide practical heritage advice for alterations and additions, new development and other works affecting heritage items and properties with identified heritage significance.
