Development Applications

We provide a full service for development applications including town planning advice, reports, sub-contractor management, and lodgement services for Council. Have us do all the hard work so all you have to do is sit back and relax!

Statement of Environmental Effects (SoEE)

The backbone of every development application! The statement of environmental effects is required for all development applications. We assist our clients in providing expert reports to help gain approval for their development applications!

Clause 4.6 Reports

When a development doesn't comply with the LEP development standard (height of building, FSR or minimum lot size) then we can provide a clause 4.6 report to justify the non compliance. This is a complicated report that is required to follow the relevant legislation.

Objection Letters

We provide expert objection letters for Council development applications on behalf of neighbours to development. We have a high success rate in our objection letters and have a track record for getting positive outcomes for our clients!

Heritage impact reports

We provide heritage impact statements for developments located within heritage areas or for developments that are a heritage item. We can provide expert heritage impact statements for any development application.

Planning Proposals

We have a great track record in providing town planning services for planning proposals for rezoning applications. We assist our clients with their rezoning applications to change the permissibility of their development.

Review of Environmental Factors

Review of Environmental Factors are used by schools and universities for developments under SEPP (Transport and Infrastructure) 2021 where development is considered "development permitted without consent". Under Part 5 of the EP&A Act you can undertake construction of buildings without Council approval through a document called a Review of Environmental Factors.

Preliminary Planning Report

Preliminary Planning Reports, also known as Feasibility Reports, are used for people wanting to understand the development potential of a property. It is sometimes the first point of call on a development to work out the issues relating to the site and the best pathway for intensification of a site.

CDC Planning Report

Complying development certificates are a great way of obtaining approval for developments, such as dual occupancies, without requiring Council approval. Due to the complexity of the legislation we are often required to undertake a CDC Planning Report to ensure the development complies with the legislation.

Environmental Impact Statements

Environmental impact statements are required for designated development. We provide expert environmental impact statements for our clients for all types of major developments such as mining, sand queries, poultry farms and more.

Crime Risk Reports

We provide crime risk assessment reports under the CPTED principles for development that required a crime risk assessment. We assess all aspects of the development to provide clairity for Council for compliance with the safer by design principles.

Planning Expert Witness

We have experience with the land and environment court as expert witness' for a variety of different matters. We can provide advice, support and reports for all appeal matters.
